Investigating the renewal of a landmark inner city site

Fitzroy Gasworks Site


The Fitzroy Gasworks site at 433 Smith Street, Fitzroy North, is owned by the State Government and has been declared surplus land.

Development Victoria is investigating the potential renewal of the site. Due to the previous industrial uses of the land, the site will require extensive remediation prior to any development.  

The site includes heritage features such as the valve house at the corner of George Street, the Porter Prefabricated Iron Store. Development Victoria will consider these heritage assets in investigating the development of the site.

The inner-urban location of the Fitzroy Gasworks, along with its proximity to transport corridors, public transport, education, centres of economic activity and open space assets makes it attractive for development.

The site provides an opportunity to create a fresh and vibrant mixed-use development with new homes, shops and offices. New community facilities and public open space are also being considered.

Initial community engagement took place in June, 2016 to understand the importance of the site to the community.

This feedback has been used, along with other technical and commercial information, to develop a draft master plan for the site. Feedback is currently being sought on the draft master plan - to provide feedback visit Development Victoria's EngagementHub.

The draft master plan will inform a rezoning application, to be submitted to the Minister for Planning.
