Construction is now underway on District Living Docklands - one of Australia’s largest build-to-rent precincts.

The $600 million District Living precinct in Docklands is a two-stage project that will deliver more than 925 build-to-rent homes.

Designed by Warren and Mahoney Architects, built by Kapitol, and developed by private equity real estate group, AsheMorgan, Stage One of District living Docklands will deliver 626 apartments, comprising a mix of studios, one, two and three-bedroom homes, and dual-level Soho style apartments.

Residents will also have use of more than 2,200sqm of communal amenities, including a wellness centre, gym, plunge pool, sauna, steam room, and sky terrace.

A further 1,000sqm of private outdoor space and 1,700 sqm of publicly accessible open space will integrate the precinct into the District Docklands retail and entertainment area.

In December 2025, Development Victoria joined senior representatives from AsheMorgan, builder Kapitol, project delegates and the project consultant team at the sod turn to celebrate the start of construction.

“As the authority responsible for Docklands, Development Victoria is proud to have facilitated the development of District Living,” said Development Victoria Executive General Member Precincts, Niall Cunningham.

By delivering 626 apartments, District Living will help support the key objectives in the Victorian Government’s Housing Statement by facilitating more build-to-rent opportunities in locations close to work, public transport and other services.

"District Living shows what’s possible when government and industry work together, and we’re proud to keep shaping Docklands with partners like AsheMorgan and Kapitol to deliver a vibrant, inclusive precinct for future Melburnians,” Niall said.

AsheMorgan acquired District Docklands shopping centre in December 2014 and has transformed the area in to a vibrant, mixed-use urban precinct.

Stage one of District Living is expected to be completed in 2027.

As one of the largest urban renewal projects under construction in Australia, Melbourne’s Docklands is a long-term project.

Matching the size of the Melbourne CBD, the precinct is home to more than 17,000 residents and 73,000 workers and attracts millions of visitors annually.
