We’re delighted to celebrate a major win for LUMA Living Stage 1, with the project taking out Best Affordable Housing Project 2025 at the Housing Industry Association (HIA), Kitchen & Bathroom Awards on Friday, 14 November.

Delivered by Development Victoria in partnership with SAW Constructions, the project showcases how thoughtful, cost-effective design can lift the standard of high-quality, accessible housing. The award highlights the strong collaboration behind LUMA and the positive impact the project continues to have in the community.

Stage 1 has already transformed part of the former City West Water depot into a vibrant new neighbourhood featuring 86 energy-efficient homes, 3,600 m² of open space and welcoming community areas. Once complete, the broader development will deliver around 300 townhouses, supported by a $200 million investment that has already created more than 1,700 jobs.

LUMA is also a finalist in the upcoming 2025 UDIA Victoria Boutique (Townhouse) Development Award, celebrating excellence in townhouse design. Judges recently visited the community and noted its open, welcoming design and its leadership in sustainable, medium-density living.

Development Victoria’s Acting Executive General Manager, Housing, Nemesia Kennett, said the recent award win and additional nominations reinforce the project’s significance.

With Sunshine’s population expected to more than double over the next 30 years, LUMA is helping boost the supply of low-maintenance, energy-efficient homes at a range of price points – right where they’re needed most.
