Homes underway at LUMA Sunshine North

Development Victoria is creating more housing opportunities in Melbourne’s fast-growing west, delivering 163 build-ready land lots at Riverwalk in Werribee over the past year and 86 townhouses at LUMA in Sunshine North, with more on the way.

LUMA is located on the unused government land at the former City West Water office and depot site and is now a thriving new neighbourhood with hundreds of homes and open spaces.

Around 300 townhouses – ranging from one to four bedrooms – will be delivered across the whole development, with Melbourne-based SAW Constructions delivering the first two stages.

85 town homes in Stage 1 were completed earlier this year. Construction of Stage 2 is now more than three-quarters complete, featuring 86 sustainable homes designed to support long-term liveability and reduced energy costs.

Development Victoria has also delivered 163 new land lots at Riverwalk in Werribee – a 197-hectare residential development already home to more than 2,500 residents – with a further 159 lots to be delivered in 2026. These lots will be within the final major precinct of land available at the popular estate and one of the last opportunities for Victorians to join this well-established community.

Riverwalk is in the City of Wyndham, home to around 337,000 residents and one of Australia’s fastest-growing municipalities. The area has added roughly 12,000 people in the past two years and is projected to grow to over 500,000 by 2041.

Development Victoria has invested $294 million in Riverwalk to deliver new homes and green spaces to support this growth, building on the $200 million already invested at LUMA in Sunshine North.

These new land and home opportunities add to the 227 townhouses already delivered by Development Victoria in the western suburbs at residential communities in Altona North and Point Cook.

“We are getting on with creating more housing opportunities to meet growing demand in the west, close to where people have the transport, roads, hospitals and schools they need,” said Acting Executive General Manager, Nemesia Kennett.

We will continue to invest in these communities to ensure they are well-connected, sustainable and attract people from all backgrounds who can enjoy everything on offer.
