Plans to transform the iconic Fitzroy Gasworks into a bustling precinct are progressing, with the appointment of a developer for Parcel A and the approval of the planning permit for Parcels B and C.

Local: Residential has been selected to deliver around 360 new homes on Parcel A, with 33 per cent of these designated as affordable, and 10 per cent of affordable dwellings to be designated for First Peoples.

Local: Residential’s Co CEO Dan McLennan said he is delighted to be appointed as the partner to deliver Parcel A of Fitzroy Gasworks.

“The delivery of around 350 apartments, including over 100 affordable dwellings, showcases Local's ability to fulfil the vision we had for build-to-rent: to provide excellent long-term rental housing and make a genuine contribution to those who are otherwise excluded from the rental market in suburbs like Fitzroy.”

The planning permit for Parcels B and C has also been approved, with around 230 extra homes to be delivered in addition to the 820 already planned for the two parcels.

The extra homes on Parcels B and C bring the total number of homes originally planned for the overall precinct from around 1,200 to around 1,400, with a minimum of 20 per cent to be affordable.

Also welcomed in the plans are 145 additional public parking spaces and larger open spaces, establishing Fitzroy Gasworks to become an iconic living and meeting place in the years to come.

Executive General Manager Precincts, Niall Cunningham, said it has taken a huge effort to get to this point.

Construction on Parcel B is expected to begin in April 2026, Parcel C in mid 2027 and Parcel A in mid to late 2027.

The developers will work together to ensure Fitzroy Gasworks becomes a well-connected, cohesive neighbourhood.
