A white brick two story house surrounded by green lawn with large gum trees to the left and a road that goes across the frontDevelopment Victoria's transformation of a former City West Water site into a thriving new neighbourhood has reached another milestone, where 86 homes in the first stage of the project are now complete and residents have moved in.

Acting Group Head Housing, Niall Cunningham, said LUMA is delivering hundreds of homes and new open space in Melbourne’s fast-growing western suburbs.

LUMA is a great example of how we are delivering medium-density, sustainable and inclusive communities so people can live where they want to.

"Homes in Stage 1 offer a variety of sizes and price points to suit different household needs, including approximately 15 per cent designated as affordable housing to support more people into home ownership.”

SAW Constructions, who delivered Stage 1, is also building another 85 homes in Stage 2, where construction of the homes has almost hit the halfway point.

Niall said government backing has helped build public confidence in the project.

Many buyers have cited the government’s involvement as a key reason they chose LUMA, recognising the commitment to quality, transparency and long-term community outcomes.

Residents are already enjoying the new Willowbark Park, which spans more than 3,600 square metres and includes a playground, picnic facilities and BBQs - enhancing neighbourhood connection and liveability.

All homes at LUMA will be energy efficient and feature solar panels, helping to reduce residents’ carbon footprints and energy bills.

When complete, LUMA will deliver around 300 townhouses comprising of 1, 2, 3 and 4-bedrooms in a well-connected, sustainable community just 12 kilometres from the CBD.
