Development Victoria is seeking a development partner to deliver approximately 350 homes, including 20 per cent affordable, on the final parcel of land earmarked for housing within the iconic Fitzroy Gasworks precinct.
Acting Group Head Precincts, Imogen Lewis, said that starting the process to find a developer for Parcel A is an exciting millstone in the delivery of the precinct.
Finding a developer for the remaining stage of the development marks another important step in our plans to transform the former gasworks into a thriving new community with much-needed housing, open space, and essential services.

This final parcel (Parcel A) will be delivered in partnership with the private sector under a Development Agreement and will contribute to approximately 30 per cent of the total housing across the precinct.
The Expression of Interest (EOI) campaign is the first step in a two-stage market process with an open EOI running from 18 March to 17 April, followed by a closed tender via a Request for Proposal (RFP) for shortlisted bidders.
Last year, Inner North Collective Joint Venture (INC JV) was announced as the development partner for Parcels B and C, which will deliver around 70 per cent of the planned homes at Fitzroy Gasworks precinct.
The Fitzroy Gasworks precinct is set to provide approximately 1,200 diverse homes, including 20 per cent affordable, in a well-connected location, close to public transport, a new senior secondary college, open space, a multi-use sports centre, and commercial and retail spaces.
Development Victoria is working closely with Yarra City Council, Victorian Government agencies, and the local community to plan and deliver the site’s renewal.
