Development Victoria’s master-planned community in Melbourne’s south-east continues to be a popular location for young first home buyers looking to enter the property market.
Acting Group Head Housing, Niall Cunningham, said Olio's appeal to younger and first home buyers lies not just in the quality of the homes, but in its exceptional location.
With Officer Station right across the road, residents have direct access to the city, making it an ideal choice for young people and first home buyers who value an easy commute and connection around Melbourne.

Melburnian James Rothwell, a recent resident of Olio, can attest to this convenience. He initially wandered into the Olio sales office on his way home from work one day and walked out a homeowner.
“I wasn’t going in with a checklist. It wasn’t even a fact-finding mission. I was probably one of the least likely people to walk in and end up buying. But once I learned more about Olio, it all just started to make sense,” James said.
Purchasing a three-bedroom home early in the first stage of the development, James said his preference for new builds and the financial structure for buying off the plan suited his situation.
For James, knowing that Development Victoria was behind the project gave him a lot of confidence and made the decision of buying a home much easier.
Development Victoria is not just a one-off developer - they stand behind what they build and can’t disappear if something goes wrong. That trust was an important factor for me.

Other key factors in Jame’s decision were the key location and ability to continue saving during the construction period, meaning he could continue to save while the house was being built.
“It’s a straight drive down to where I work, or I can jump on a train at Officer Station, which is right across the road, and be in the city,” he notes.
“Being able to save during the construction period made the transition manageable when it came time to settle.”
“It was a chance encounter, but I’m glad I walked into the sales office that day. The home works perfectly for my lifestyle,” he concludes.
Development Victoria is currently delivering Stage Two of Olio, building on the success of the initial phase. Over 90 homes were completed in Stage One, which also includes a central neighbourhood park, fostering a strong community feel.
