Terms and Conditions


By applying for Development Victoria’s (DV) exclusive affordable home offers, you acknowledge and agree the following:

  • To qualify for exclusive affordable home offers, information provided by you will be assessed by DV or its agent to confirm that DV is satisfied that:

    • at least one member of your household is an Australian citizen or permanent resident;
    • the gross income earned by your household is a moderate income*; and
    • you intend to use the property purchased as your primary place of residence and that it will be the only residential property that your household owns.

You are responsible for providing complete and correct information at the time of your application. DV may in its absolute discretion reject your application if it believes you have not met these criteria. 

You are also strongly advised to have ‘in principle’ approval to finance a property before you intend to sign a Contract of Sale with DV. 

  • DV will confirm in writing whether you have been successful in your application to register for exclusive affordable home offers. 
  • Once DV confirm that you are registered, you will have early notification of the release of certain residential property sales before the general public. This means that when DV next determines that certain properties are to be released to the market:
     
    • you will receive an email inviting you to make an appointment with DV’s sales agents within the period set out in the email if you are interested in the properties being offered in that round;
    • upon making an appointment with DV’s sales agents, you will be taken through the properties available for purchase;
    • if you are interested in buying a property, DV’s sales agents will ask you to pay a refundable holding deposit to reserve the selected property for you. You will be provided with Contract of Sale documentation for review and execution, which the sales agent will require you to sign by a specific date. 

If you do not make an appointment with DV’s sales agents or sign Contract of Sale documentation within the time period stated, you may no longer be able to participate in that round of property releases, and those properties may be sold to the next interested party. 

  • DV may withdraw any or all of the properties being offered for sale through for exclusive affordable home offers at any time before a Contract of Sale is signed. 
  • Your registration for exclusive affordable home offers will remain active for 6 months. After this time, you will be asked to confirm to DV that information provided by you is correct. You can cancel your registration for exclusive affordable home offers at any time by making a written request to DV. 
  • Upon applying to register for exclusive affordable home offers, we will include your email information in our customer database, which will be used to provide you with regular communications about DV projects. If at any time you wish to stop receiving this information, you may unsubscribe at any time by contacting us.
  • DV is committed to protecting your privacy in accordance with Victorian privacy laws. A copy of DV's Privacy Policy can be found at development.vic.gov.au. The information you provide will be used to assess your eligibility for exclusive affordable home offers and to provide you with information about releases of property that you may be interested in. To respond to your enquiry, DV may be required to disclose your information to our sales agents. Should you choose not to provide your personal information, DV may not be able to contact you or provide the information that you are seeking. You can request access to and update your personal information by contacting DV on 131 852.

*As defined by the Planning and Environment Act 1987. As at October 2020, the moderate annual income range is $41,751 to $62,610 for a single adult, $62,621 to $93,920 for a couple with no dependants and $87,671 to $131,500 for a family with one or two parents and dependent children. Note that this is subject to change from time to time.
