We're delivering more housing in Melbourne's fast growing west at our new residential development LUMA, Sunshine North. With approximately 300 new townhouses on the way, we’re revitalising the site of the former City West Water office into a thriving new community, with a new local park, community spaces and future retail opportunities.

Sales are now open for the first release of homes in Stage 2, with 85 new homes in this stage. 

There has been strong interest from buyers already, with many registering their interest in the homes prior to the general sales release in late February.

Homes in Stage 1 of the development have all been sold, with all 86 homes now under construction. We’re expecting that around 765 jobs will be created across Stages 1 and 2 of the project, with more jobs to come in Stage 3.

The new LUMA park, covering an expansive 3,600 square metres will be open to the public and feature a children's playground, a sheltered barbecue, picnic area and kick-about spaces. Linking it all together will be streets filled with native trees and shrubs, and landscaped pedestrian walkways that visually blend into the park.

By utilising vacant government-owned land, we're doing our part in contributing to the Victorian Government’s commitment to deliver more homes to more Victorians. We’ll deliver 1-, 2-, 3- and 4-bedroom homes at a range of price points to suit different budgets and lifestyles, with sustainability features included to reduce energy bills. 

We know sustainability is a priority, which is why we're setting a benchmark in sustainable living - all homes in Stage 2 are all-electric with no gas connection and achieve a minimum 7-star energy rating. These homes have been designed to maximise energy efficiency with a range of sustainable features included, such as solar PV systems with battery storage, double glazed windows, and solar heat pump hot water services. 

LUMA is situated on Wurundjeri Country, and is conveniently close to existing jobs, schools, roads, and hospitals. The nearby Sunshine Hospital is only a 15-minute walk for future residents and is one of the biggest employment centres for the region.

Nestled between Albion and Ginifer stations on the Sunbury Line, LUMA residents will be able to catch the ultra-modern High Capacity Metro Trains through the Metro Tunnel once it opens in 2025, which will travel all the way to Cranbourne and Pakenham without the need to change trains.
