Overview

Development Victoria is transforming land in Officer into a welcoming residential community.

More than 200 homes will be delivered by Sienna Homes in Officer across Stage 1 and Stage 2 of our ‘Olio’ development, with a further 245 homes and 2 super lots planned for Stages 3-6, subject to planning approvals.

We have partnered with Homes Victoria to deliver 9 social homes in Stage 1, managed through CentreCare Housing Service, and 13 homes in Stage 2, to be managed by Aboriginal Housing Victoria.

Homes at Olio offer a range of sustainability inclusions, meaning the homes will require less energy to heat and cool, reducing residents’ carbon footprints and energy bills.

All 93 homes in Stage 1 are now complete and all residents moved in.

We are currently selling Stage 2, which comprises of over 100 homes – all within walking distance to Gum Scrub Creek, Officer Train Station, the new One Centre Square Officer and Olio Park.  Construction of these homes is  expected to commence in the second half of 2025.

Our delivery of these new homes contributes to the Government’s commitment in its Housing Statement to deliver 800,000 homes over the next decade.

We are also delivering new roads, new parks, and green open spaces across the development, including Olio Park which opened in late 2023. Sized at over an acre, Olio Park features a playground, shelter, picnic spaces and BBQ and plenty of open space. The park is now a popular meeting place for residents and local community members to enjoy the ambience of Gum Scrub Creek and surrounds..

Gum Scrub Creek Open space is one of the many features attracting people to Olio, including the newly revitalised Gum Scrub Creek. We were instrumental in the rejuvenation of this waterway, delivering an environment that supports the regeneration of a range of endangered and threatened wildlife and plant species. In addition to these significant environmental outcomes, Olio residents and the Officer community will benefit from new public open space connections along the length of the creek for years to come.

Priority access

To help more Victorians buy their own home, we offer eligible buyers exclusive access to affordable high-quality properties.

This means households earning up to $154, 410 have a 7 day priority access period during which they can make a purchase before homes are made available to the general public, or exclusive access to properties created specifically for their price range.

Find out more on the Olio website or at our sales office at 1 Niki Place, Officer, which is open Saturday to Wednesday, 11am - 5pm.

Sustainability

Homes at Olio Stage 2 have been designed to maximize energy efficiency through a range of standard sustainable inclusions, including a 7-star energy rating, double glazed/laminated windows (depending on design and location) and solar panels. This means they’ll require less energy to heat and cool, reducing residents’ carbon footprint and energy bills.

Officer Town Centre

The Town Centre has been an important element of our vision for Officer. When complete, it will feature a mix of retail outlets such as supermarkets and specialty stores, mixed-use office spaces and new homes – all conveniently located close to the Officer Train Station and Princes Highway.

The foundations of the Town Centre have been laid, with work to-date focusing on large infrastructure items including a rail underpass, key road connections and a large stormwater tank. We also delivered Town Centre Park in 2019 which features a high-quality urban square, lawn, and tiered seating.

Now that the foundations have now been established, we are focused on finding suitable private developers to purchase and develop the individual parcels of land within the precinct.  One of these parcels was sold in late 2023, and we are now finalising our strategy for the remaining land parcels that make up the Town Centre precinct.

We will be provide further updates on the Town Centre as more news comes to hand.

Location

The Officer Residential development is located on the corner of Bridge Road and Princes Hwy in Officer.
