Overview

Development Victoria is transforming land in Officer into a welcoming residential community.

When complete, Olio will feature more than 200 homes, delivered in two stages by local builder Sienna Homes. Stage 1 wrapped up in late 2024 with 93 homes now lived in, and work is now underway on Stage 2 with another 100-plus homes taking shape.

Homes at Olio offer a range of sustainability inclusions, meaning the homes will require less energy to heat and cool, reducing residents’ carbon footprints and energy bills.

Residents are already enjoying the one-acre Olio Park, complete with a playground, BBQs and picnic spots. Gum Scrub Creek has also been revived as a natural corridor, bringing more greenery and open space to the community.

Importantly, Olio is about inclusivity as well as sustainability. We’ve worked with CatholicCare and Aboriginal Housing Victoria to deliver much-needed social housing, while our Priority Access program has given eligible moderate-income buyers the chance to secure a home before public release.

The location is a big drawcard too – right across the road from Officer Station with direct trains to the city, and walking distance to One Centre Square and the future Officer Town Centre.

Stage 2 homes are on track to be finished by the end of next year, adding to the momentum and helping meet the demand for affordable, high-quality housing in Melbourne’s south-east.

Priority access

To help more Victorians buy their own home, we offer eligible buyers exclusive access to affordable high-quality properties.

This means households earning up to $154, 410 have a 7 day priority access period during which they can make a purchase before homes are made available to the general public, or exclusive access to properties created specifically for their price range.

Sustainability

Homes at Olio Stage 2 have been designed to maximize energy efficiency through a range of standard sustainable inclusions, including a 7-star energy rating, double glazed/laminated windows (depending on design and location) and solar panels. This means they’ll require less energy to heat and cool, reducing residents’ carbon footprint and energy bills.

Officer Town Centre

The Town Centre has been an important element of our vision for Officer. When complete, it will feature a mix of retail outlets such as supermarkets and specialty stores, mixed-use office spaces and new homes – all conveniently located close to the Officer Train Station and Princes Highway.

The foundations of the Town Centre have been laid, with work to-date focusing on large infrastructure items including a rail underpass, key road connections and a large stormwater tank. We also delivered Town Centre Park in 2019 which features a high-quality urban square, lawn, and tiered seating.

Now that the foundations have now been established, we are focused on finding suitable private developers to purchase and develop the individual parcels of land within the precinct.  One of these parcels was sold in late 2023, and we are now finalising our strategy for the remaining land parcels that make up the Town Centre precinct.

We will be provide further updates on the Town Centre as more news comes to hand.

Location

The Officer Residential development is located on the corner of Bridge Road and Princes Hwy in Officer.

Development Victoria acknowledges the Bunurong people as the Traditional Custodians of the land.
